A Vietnam rental scam often creates urgency before it creates proof. The advertiser sends attractive photos, claims to be overseas, offers a discount for immediate transfer, and treats a passport image or ownership photo as enough. Stop when payment is made easier than verification.
Which Vietnam rental patterns should stop you?
Reverse-search listing photos and search the phone number, exact address, tower, and quoted rent. Copied images may describe a real Ho Chi Minh City or Hanoi apartment that the advertiser cannot lease. A live video must begin outside, show the current street and building, pass reception, and enter the numbered unit without a cut. Even then, appoint an independent viewer if you cannot attend.
Treat an "overseas owner" who cannot arrange lawful local access as unverified. Agent impersonation also occurs through copied business cards or messaging profiles. Find the agency's number independently, then call it. Search a company landlord or broker on Vietnam's National Business Registration Portal and match its enterprise code, legal representative, and status.
Other warning signs include a sublet without the owner's written consent, a bank account belonging to an unexplained third party, a landlord refusing building-management contact, fake fixed utility rates, and demands for unwatermarked passport or banking files before the home is verified.
What should the property evidence prove?
Ask for the owner's identity and the sổ hồng, or "pink book" (the certificate recording land-use and home ownership rights). Match the owner, address, unit, and contract. If a relative, employee, agent, or tenant signs, require written authority and verify it with the owner through independently found contact details.
For a chung cư (apartment building), ask management whether the unit exists, the proposed lessor is known, foreign tenants and pets are permitted, and there are unpaid access restrictions. This does not replace certificate checks. It catches a different class of false unit, prohibited occupancy, and unauthorised sublet.
A notary office is a licensed organisation that verifies identity and legality for a notarised transaction. Vietnam does not require notarisation for an ordinary housing lease, but parties may choose it. Confirm any office through Ministry of Justice or provincial Justice Department data. A stamp image sent by the advertiser is not verification.
How should you contract, pay, and protect identity?
Use a Vietnamese-English contract showing the current phường (urban ward) address, not only familiar old labels such as District 1 or District 7. State rent in VND (Vietnamese dong), deposit purpose, utilities, phí quản lý (building management fee), parking, repairs, move-in condition, exit terms, and deposit return.
Pay only after identity, property, authority, building, and contract agree. Transfer to the named owner or documented authorised entity, describe the payment, and obtain a signed receipt. Verify changed bank instructions by calling a previously confirmed number. Watermark passport and financial copies with recipient, property, date, and purpose.
At handover, photograph meters, inventory, damage, keys, and access cards. Fake electricity prices are harder to impose when the lease identifies the meter and billing method.
For a property sale or off-plan "rental investment", apply a separate buyer check. Confirm the developer on the business register, project legal status with the provincial construction authority, foreign-buyer eligibility on the provincial published project list, foreign quota, and certificate route. A lease yield promise does not prove a lawful sale.
Common misconceptions
A genuine pink book does not eliminate fraud. It may be outdated, altered, copied from another deal, subject to another person's rights, or presented by someone without authority. Vietnam verification works only when identity, certificate, current unit, building, contract, and payment recipient all match.
