Vietnam has two overlapping rental markets. A local lease usually buys the home and little else; a serviced apartment sells a furnished stay with some hotel-style support. Comparing only the headline rent can therefore make a VND 15 million local apartment look dearer than a VND 18 million serviced unit whose internet, cleaning, water, and reception are included.
What should you budget in each city?
For a furnished studio or one-bedroom on a six-to-twelve-month local lease, a July 2026 listing check supports these rounded planning bands: VND 12-25 million in Ho Chi Minh City, VND 10-22 million in Hanoi, VND 8-16 million in Da Nang, VND 8-15 million in Hoi An, and VND 7-14 million in Nha Trang. These are asking-price guides, not official averages. A basic room can fall below them, while a new river-view, beach-front, or luxury tower can exceed them.
In Ho Chi Minh City, central streets and the familiar Thảo Điền and District 7 search labels command a premium around offices and international schools. Those names remain property shorthand after Vietnam's 2025 local-government reorganisation, not current district-level governments. Outer wards can reduce rent but add a long school or office journey.
Hanoi's serviced stock around the familiar Tây Hồ, Cầu Giấy, and Nam Từ Liêm area names often targets diplomats, corporate tenants, and international-school households. A local apartment farther east or south can cost less. Da Nang's beach side, Hoi An's heritage and river approaches, and Nha Trang's sea-view towers each price tourism access into the rent.
Why can two similar homes have different real costs?
Savills reported nearly VND 600,000 per square metre per month for Ho Chi Minh City serviced apartments in Q1 2026. That institutional benchmark covers professionally operated stock, not the ordinary owner-let apartment. Ask exactly what service the quote buys and whether value-added tax is included.
A chung cư (apartment building) may add phí quản lý (building management fee), commonly quoted separately. Confirm motorbike parking, internet, water, cleaning, and access-card charges. Electricity billed through the official meter follows Vietnam Electricity's tiered household tariff; a landlord's flat per-kilowatt-hour rate needs to be written and compared. Heavy air-conditioning can erase an apparently cheap rent.
Furnished does not always mean equipped for a long stay. List the mattress, cookware, washing machine, air conditioners, water heater, curtains, and desk. A missing washer or poor cooling changes the usable price.
What address risks deserve a viewing?
In Ho Chi Minh City, inspect a tower entrance and any hẻm (small urban lane) after rain, then listen for road, karaoke, school, lift, and construction noise at night. In Hanoi, test window sealing, winter damp, air-conditioning heat mode, and air filtration. On the central coast, check flood access in Hoi An and low Da Nang streets, salt exposure near the beach, storm shutters, backup power, and lift operation. Nha Trang renters should also test construction noise and the real journey to Cam Ranh airport.
Plan setup cash separately. One or two months' deposit plus the first rent payment is common market practice, not a statutory deposit cap. At VND 18 million rent, move-in can therefore require VND 36-54 million before agent terms, linen, kitchen items, or utility adjustments.
Common misconceptions
Vietnam's cheapest advertised rent is not automatically the cheapest home. A distant ward, landlord-priced electricity, flood-prone access, weak cooling, or an empty "furnished" kitchen can cost more than a higher, properly itemised quote.
