Tight capital housing and remote movers make rental fraud profitable in Luxembourg. Scammers copy photos from atHome, Immotop or tourist listings, invent a bargain loyer in Kirchberg or Ville Haute, and ask for a reservation deposit before a viewing.
Which red flags should stop you?
Treat these as hard stops until verified:
- Asking for a deposit, first month or “holding fee” before you see the flat and sign a written bail
- Payment only by Western Union, MoneyGram, crypto or cash to a courier
- Landlord “stuck abroad” who cannot video-call from the real address or show ID matching the lease
- Rent far below the capital band for the quartier while urgency pressure rises
- Refusal to allow an état des lieux or commune address registration
The Police Grand-Ducale lists fake rental ads among online sales scams aimed at people who cannot inspect first. Legitimate owners and agencies still compete hard, but they show the keys: How to rent a home.
What safe sequence should you follow?
View in person or with a trusted local proxy. Match the door, mailbox and street to the listing. Check identity against the lease parties. Sign a written residential bail that names the exact address, rent excluding charges, deposit form and furniture inventory when the flat is meublé: Rental contracts and deposits.
Pay the garantie locative only after signature, preferably into a blocked account or bank guarantee once you have a Luxembourg IBAN, or by SEPA to the landlord named on the contract. Never exceed the two-month base-rent cap excluding charges. Confirm the lease supports commune registration before you transfer. Bridge nights while you verify: Temporary housing.
If you already paid and the keys never appear, stop contact, keep screenshots and IBANs, report the ad to the platform, and file with the Police Grand-Ducale. Mieterschutz and Guichet pages help when a real lease turns disputed after move-in.
Common misconceptions
Assuming a polished Immotop listing equals a verified owner fails. Photos are copied as often as they are genuine.
Assuming “agency fee in advance to reserve” is normal also fails. New residential agency fees split 50/50 after a real mandate, not as a prepaid scam lure.
Summary
View first, sign a written bail second, pay a capped deposit third, and walk away from Western Union urgency. A Kirchberg bargain that cannot open a door is not a deal; it is the scam the police already described.
