Tight housing in Oslo, Bergen, and university towns makes rental fraud profitable. Scammers copy photos from old Finn.no ads or sale listings, invent a cheap husleie (rent), and ask for depositum before anyone meets. Forbrukerrådet (the Norwegian Consumer Council) regularly hears from people who paid into a private or foreign account after a "landlord abroad" story.
Which red flags should stop you?
Treat these as hard stops until verified:
- Depositum or rent required before a viewing and signed contract
- Landlord claims to be abroad and can only send keys after a transfer
- Husleie far below comparable Finn.no asks for the same Oslo, Bergen, or Trondheim district
- Pressure to decide within hours because "many people want it"
- Contact only by vague email, with no workable Norwegian phone trail
- Refusal to open a depositumskonto and a request for cash, Vipps to a private number, or a foreign bank
Under husleieloven (the Tenancy Act), depositum belongs in a separate Norwegian bank account in the tenant's name. A polished PDF contract alone proves little if the money never enters that structure. See Rental contracts deposits.
How do you verify a Norwegian listing?
View the exact address in person, or send a trusted person who lives in Norway. Match the street door, stairwell, and flat number to the ad. Ask for ID and compare the name with the contract and bank details.
Search the phone number, email, listing text, and images. Prefer Finn.no over anonymous Facebook posts, but do not treat Finn visibility as a guarantee. Finn runs safety checks, yet some fake or hijacked ads still appear. Cross-check whether the same photos sit on older sale ads or on social groups with a suspiciously low price. Oslo kommune (the City of Oslo municipality) renting guidance is a safer reference for process than a rushed chat.
If the person claims to manage a flat for an owner abroad, insist on meeting someone with keys on site and on a depositumskonto opened through a Norwegian bank you can verify. Keys by post against a prepaid deposit is a classic trap.
When is it safe to pay?
Pay only after you have seen the home, checked identity, signed a written leiekontrakt that names the address, husleie, term, and depositum rules, and received keys that open that door. Depositum goes into the joint-control bank account, not the landlord's holiday story. First month's rent should use a traceable transfer to a named account that matches the contract.
Keep screenshots of the ad, chat, ID, contract, and payment receipt. If money already left to a private or foreign account, contact your bank immediately and report to Politiet (the Norwegian police). Forbrukerrådet can explain deposit rights, but it does not recover stolen transfers. Rebuild a safe search with How to rent home and realistic city bands in Rent in Norway.
Common misconceptions
A Norwegian-looking personal number or BankID screenshot in a chat is not proof the person controls that identity.
A "too cheap for Frogner" listing is also not a lucky break in a tight market. It is usually the bait.
Summary
Stop any Norwegian rental deal that asks for depositum or rent before viewing, ID, a written contract, and keys to the real flat.
Insist on a lawful depositumskonto, keep every record, and use Politiet plus Forbrukerrådet channels when a landlord-abroad story tries to rush a private transfer.
