If a proxy signs, independently confirm the owner's identity and the power of attorney.
Check the building register for legal residential use and illegal alterations. Multi-household buildings require special care because other tenants and deposits may share one owner's asset value. Compare the proposed deposit with MOLIT (Ministry of Land, Infrastructure and Transport, the national housing ministry) reported sales and rental contracts for similar units. A deposit inflated above a realistic sale value can leave nothing after senior claims.
Use the official routes to inspect landlord national and local tax arrears, and ask for the documents and consent needed at the correct stage. Tax claims can affect recovery. Have HUG (Korea Housing and Urban Guarantee Corporation, a public housing guarantee provider) pre-check the home and owner through its Safe Jeonse tools, but treat that result as screening, not issued cover.
What changes on payment day?

Put the property address and payment purpose in the transfer. Refuse rushed cash, cryptocurrency, split third-party payments, blank special clauses, or a promise to repair the paperwork later. Fake guarantee eligibility is a common pressure tactic. A message saying "HUG possible" is not approval. Confirm property type, value method, senior debt, building status, contract documents, application timing, and foreign-resident documentation directly with HUG before relying on cover.
What should happen after signing?
Take possession and complete the correct address route promptly. A qualifying foreign resident uses foreigner registration and the applicable change-of-residence report, not a copied citizen-only form. Obtain hwakjeong ilja, the official fixed-date stamp used to establish deposit priority, and file the housing lease report where applicable. Recheck the registry after payment and retain the extract, contract, transfer proof, owner check, broker records, building register, tax evidence, and guarantee certificate.
If the owner resists a registry check, tax check, direct account match, official filing, or HUG review, stop. Seoul Foreign Resident Center offers multilingual real-estate counselling, but an English-speaking broker or foreigner-friendly office is not a safety certificate.
Common misconceptions
A clean registry extract is necessary but not sufficient. It may not reveal a forged identity, unreported same-day filing, all tax exposure, aggregate deposits in a multi-tenant building, an illegal unit, or an inflated jeonse value. Likewise, a Residence Card, employer introduction, English contract, or licensed broker cannot turn a weak asset into a recoverable deposit.
