Renting in Vietnam works best as a chain of evidence: genuine listing, exact home, authorised lessor, signed terms, traceable payment, documented handover, and temporary-stay declaration. If one link is missing, a polished apartment video or agent message does not repair it.
Where should you search and what should you prepare?
Property portals, building-specific agents, local brokers, social groups, and serviced-apartment operators all carry different stock. Search the current phường (urban ward), not only an old district label. Familiar names such as District 1, District 7, Thảo Điền, Tây Hồ, and Cầu Giấy remain useful search shorthand after the 2025 administrative reform, but the lease should show the current official address.
Prepare your passport, valid Vietnam entry or residence document, employer or income evidence if requested, intended occupants, move-in date, and a clear answer about pets. A building may accept foreign residents while an individual owner does not want the reporting work. Ask building management directly whether the unit may be leased to foreigners, whether pets are allowed, and which move-in registration or lift booking is required.
How do you verify the home before paying?
View the exact unit in person. If you are abroad, use a live video call that moves from the street sign through reception and into the numbered unit, then have an independent person inspect before payment. Compare the landlord's passport or identity details with the ownership certificate and contract. A sổ hồng, or "pink book", is the common name for the certificate recording land-use and home ownership rights. If an agent, relative, company, or sublessor signs, obtain the written authority that connects that person to the owner.
For a company landlord or agency, check its name, enterprise code, legal representative, and status on Vietnam's National Business Registration Portal. For a chung cư (apartment building), confirm the proposed tenancy with management. No single certificate proves that the person taking your deposit has current authority, so match identity, property, authority, and receiving bank account.
Inspect water pressure, hot water, every air conditioner, mould, windows, locks, lifts, parking, internet options, and the electricity meter. Revisit after rain where Ho Chi Minh City, Da Nang, or Hoi An access may flood, and at night where traffic, karaoke, bars, schools, or construction may dominate.
What must happen at contract and handover?
Use a bilingual contract whose Vietnamese and English texts identify which version controls. It should name the parties and current address, term, rent in VND (Vietnamese dong), payment date, deposit, early exit, repairs, pets, guests, subletting, phí quản lý (building management fee), utilities, parking, deposit return, and dispute route. State whether the landlord or tenant pays the agent.
Pay rent and deposit through a traceable VND account and keep the transfer record and signed receipt. State the payment purpose. State Bank of Vietnam rules generally prohibit domestic prices and contracts from being denominated in foreign currency unless an exception applies.
At move-in, sign a room-by-room inventory with dated photos and serial numbers. Photograph electricity and water meters, count keys and access cards, test appliances, and record existing damage. Obtain management approval and a signed handover record.
Vietnam's law on foreigners' residence makes the person managing the accommodation responsible for declaring the foreign guest through local police. A paper declaration is due within 12 hours of arrival, or 24 hours in a remote area; electronic reporting is also permitted. Give the host your passport and residence documents, then request a screenshot, receipt, or other proof of the tạm trú (temporary residence registration).
Common misconceptions
Signing a lease does not complete a foreign tenant's move-in. Building permission, accurate current-ward details, management access, and the host's temporary-stay declaration remain separate Vietnam steps.
