Bargain ads aimed at newcomers hunting Dubai Marina, JBR, Downtown or Palm Jumeirah are common bait. Because newcomers also chase visa timing and school starts, fraudsters invent fake "hold the flat today" rules that never appear in a real RERA (Real Estate Regulatory Agency) process under the Dubai Land Department (DLD).
Which warning signs matter most?
Rent far below nearby Marina, Downtown or JLT towers is the first filter. A supposed landlord lives abroad, cannot show keys, and wants a deposit or first cheque before any viewing. Payment is demanded only to a personal account, via gift cards, cryptocurrency or an offshore wallet that is not tied to a written tenancy.
Another pattern copies photos from a real Bayut or Property Finder advert, changes the phone number, and harvests passport scans or Emirates ID images. Some fraudsters collect deposits from several people for the same keys, then disappear. Unlicensed "brokers" without a RERA card, and tenants offering sublets without the landlord's written consent, are parallel Dubai risks: the person taking your money may have no right to let the home.
How do you verify a listing and the money path?
Search the building on maps and compare the ask with similar units on Property Finder and Bayut in the same community. Reverse-search distinctive photos. Prefer an in-person viewing; if you cannot attend, send a trusted person on the ground rather than relying on a pre-recorded video tour alone.
Ask for proof that the person can let the property: identity documents plus a title deed, Oqood (off-plan ownership certificate) where relevant, or a clear agency mandate. Refusal to show any of that is a stop signal. Confirm the broker's RERA registration number before you discuss commission. A real lease ends with a written contract and Ejari (Dubai's mandatory tenancy registration) under RERA/DLD, not with a WhatsApp voice note.
Never treat a casual private transfer before signature as normal Dubai practice. Security deposits commonly near 5% of annual rent for unfurnished homes should follow the signed contract, and agency commission (often around 5% of annual rent in market practice) should be receipted by a licensed firm. In Abu Dhabi, expect Tawtheeq registration rather than Ejari; a Dubai Ejari story does not legitimise an Abu Dhabi deal.

Speed matters more than perfect paperwork: freeze the payment path first, then assemble the evidence pack.
Common misconceptions
A polished English WhatsApp chat that names Marina Walk or Downtown Boulevard does not prove ownership. Scammers copy community names precisely because newcomers trust them.
Paying "to reserve" a Palm or Marina flat before viewing is not how competitive Dubai towers work. Real RERA brokers still expect a viewing, a file and a signed contract before deposit and commission move.
