Scammers copy photos from old Ingatlan.com ads, sale listings, or tourist flats, invent a cheap albérlet (rental), and ask for kaució before anyone meets. The defence is boring and effective: view first, contract second, money third.
Which red flags should stop you?
Treat these as hard stops until verified:
- Kaució or rent required before a viewing and signed contract
- Landlord claims to be abroad and can only send keys after a transfer
- Rent far below comparable District V, VI, VII, or Debrecen Belváros asks
- Pressure to decide within hours because "many people want it"
- Refusal to show government ID matching the owner or authorised agent
- Payment only to a foreign account, crypto wallet, or unrelated third party
Facebook Marketplace and informal chat groups need the same discipline as major portals. A polished English message is not proof of legitimacy.
How do you verify a real listing?
Compare the ask with nearby ads of similar size and furnishing. If one Pest flat is dramatically cheaper than every neighbour, assume risk until proven otherwise. Reverse-image search photos when something feels recycled.
At the viewing, match the building entrance, flat number, and street to the ad. Ask who owns the flat and request ID. An authorised agent should be able to show a mandate. Do not accept "the owner is travelling" as a reason to skip ownership clarity.
