Colombia’s rental market, especially Medellín’s El Poblado and Bogotá’s northern belts, attracts fake listings that harvest WhatsApp numbers and deposits. Scammers copy real photos, underprice them, then invent an overseas owner story. Your defence is physical proof and paperwork, not hope.
Which red flags should stop a deal?
Walk away if the price sits far below the barrio average on Finca Raíz or Metrocuadrado and the “owner” cannot meet you at the door. Walk away if they ask for a reservation fee before viewing, demand Western Union, crypto, or payment from abroad, or refuse a written contract. Walk away if they claim to be in Miami or Madrid and will mail keys after you pay. Fake ads also recycle the same luxurious tower across multiple groups with different agents.
Ask for a Certificado de Tradición y Libertad (Colombia’s property ownership and lien extract) and match the owner’s ID to the person signing. The scam is urgency plus payment before you have keys in a real building.
How should you pay and close safely?
Sign a Spanish contrato de arrendamiento that names parties, address, rent, administración, and the guarantee method: Rental contracts and deposits. Remember Ley 820 bans cash security deposits for urban residential leases; a landlord pushing a large off-books “depósito” is already showing non-compliant behaviour. Prefer transfers from your Colombian account once it exists: Open a bank account.
Use local portals and in-person agencies more carefully than anonymous Facebook posts, then still verify ownership. Common misconceptions
Assuming every English-speaking “agent” in a foreigner WhatsApp group is vetted fails. Language fluency is not ownership proof.
Assuming a cheap furnished listing is automatically a bargain also fails. Underpriced El Poblado or walled-centre Cartagena ads are classic bait.
