What happens after you agree terms?
Sign a written tenancy contract stating annual rent, payment schedule (one to four cheques is still common; monthly transfer options are growing), deposit, duration and included fittings. Register the contract on Ejari (Dubai's mandatory tenancy registration system under RERA/DLD). Without Ejari, DEWA connection and many dispute routes stall. Registration is usually handled through the landlord, broker or an approved typing centre, but you should keep your own Ejari certificate copy.
Then open or transfer the DEWA account, set up internet with Etisalat or du, and clarify chiller or service-charge billing for your tower. If you are moving to Abu Dhabi instead, use Tawtheeq (Abu Dhabi's tenancy registration system) rather than Ejari; the two emirates do not share one lease registry. Open a UAE bank account early if landlords want local cheques, and keep Emirates ID and visa steps on the same critical path as the lease.

A Property Finder favourite heart does not reserve the flat. Dubai landlords and brokers usually choose from complete files after viewings, not from first clicks.
Paying "to hold" a Marina unit before you see the keys is not normal RERA practice. Real agents still expect a viewing, paperwork and a signed contract before deposit and commission change hands.
