There is no single national register of vacant private flats in Austria. Newcomers win by stacking portals, networks and waiting lists rather than waiting for one official queue. Vienna competition is the hardest; Graz is tighter than many expect at term start.

Where do you find an Austrian rental?

Private-market searches usually start on Willhaben and Immobilienscout24, then spill into Facebook housing groups, company relocation desks and word of mouth from colleagues. Estate-agent sites still appear, but speed matters: good Vienna and Graz listings can vanish within a day. Ask early whether the Unterkunftgeber (housing provider) will sign your Meldezettel form; without that signature, address registration stalls.

Genossenschaft (cooperative) and Gemeindewohnung (municipal) tracks can price below open private Miete after waiting times and, for cooperatives, a Finanzierungsbeitrag. They are a separate path from same-week private lets. What do landlords ask newcomers for?

Expect a written Mietvertrag (rental contract). Bring passport or ID, proof of income or employment, and often an Austrian Girokonto once you have one; see Open a bank account. Many landlords want net income that clearly covers the Warmmiete. Residence-title status still matters for longer lets; see Apply for a residence permit.

Since 1 July 2023, Arbeiterkammer guidance on Bestellerprinzip (first-commissioner principle) says Maklerprovision is owed by whoever first commissioned the broker. If you answer a landlord-commissioned advert, you usually do not pay tenant commission. You pay only when you first hire a Makler to search for unknown flats. Refuse fake "Mietvertragsgebühr" fees dressed up as commission substitutes.

Common misconceptions

Bestellerprinzip did not abolish every tenant payment. Kaution, first rent and Betriebskosten advances still arrive at move-in.
