A Turkish rental should move through four checks before money: the advertiser, the legal owner, the exact address and the physical building. A convincing Istanbul video or Antalya sea view proves none of them.
How should you search and verify the advertiser?
Use Sahibinden, established local agencies, owner referrals and building notices, then search by the real work or school journey. In Istanbul, test the correct Metro, Marmaray suburban rail, ferry or bus connection. In Izmir and Ankara, a direct rail route can matter more than a central label.
An emlakçı (real-estate agent) business should hold a Ministry of Trade authorisation. Check it through the Real Estate Trade Information System and ask for the brokerage agreement. The regulated fee for arranging a rental cannot exceed one month's rent excluding value-added tax. A listing-platform badge alone does not verify the person receiving your money.
Prepare a passport, lawful-stay or residence document where relevant, income evidence, intended occupants, move date and pet details. Share redacted copies first. Do not send a passport scan and bank file to an unverified messaging account.
What should you check at the home?
Match the landlord's identity to the tapu (official property title record). If a relative, company or agent signs, require written authority that covers this lease. Confirm the full door, building, street, district and mahalle (neighbourhood) address.
Ask Göç İdaresi (the Presidency of Migration Management) whether that exact address is currently usable for your planned ikamet izni (residence permit) or address registration. Restricted locations and exceptions change. A lease does not itself grant residence permission, so complete this check before a holding payment.
Inspect water pressure, leaks, windows, lifts, noise, mobile coverage, appliances and meters. Ask for the iskan (building occupancy permit), yapı ruhsatı (building permit) and approved building records where age, alterations or status raise concern. AFAD (the Disaster and Emergency Management Presidency) publishes a seismic hazard map, but it is not a building-specific safety certificate. For a serious concern, use an independent engineer to review the structure, ground information, emergency access and records rather than calling an entire city safe or unsafe.
What belongs in the contract and handover?
Use a written contract that identifies the parties, tapu address, term, monthly rent in TRY (Turkish lira), payment date, adjustment clause, deposit, notice, repairs, furniture, pets and dispute route. List the aidat (monthly building or compound charge), utilities and any kombi (individual gas boiler) servicing responsibility. Obtain a reliable translation if you cannot read the controlling Turkish text.
Pay rent, deposit and any agent fee by traceable TRY transfer to the verified contractual recipient. State the property and payment purpose. Never use VND, which is Vietnamese currency, in a Türkiye agreement or payment record.
At handover, sign a room-by-room inventory with dated photographs. Record electricity, water and gas meters, existing damage, appliance serial numbers, keys and access cards. Confirm which utility subscriptions must move into your name and whether a site (managed residential compound) requires management registration.
After moving, complete the address-registration step required for your status through the competent population or migration office. Keep the signed lease, title check, payment receipts, inventory and utility records together.
Common misconceptions
A key handover does not cure a restricted address, unauthorised signer or missing building record. Likewise, the AFAD hazard map measures location-based seismic hazard, not the condition of the apartment you viewed.
