Renting a Swiss home is usually a selection process after the viewing. In Zurich, Geneva, Zug, Lausanne, and other tight markets, the landlord or property manager may compare several complete dossiers at once. Speed helps only after you verify the listing and prepare the right evidence.
What should you do before and after the viewing?
Set a total limit for net rent, Nebenkosten in German or charges in French, meaning service and building costs, and separate utilities. Check the exact train, tram, or bus journey. A home across a Gemeinde or commune, meaning municipality, boundary can change tax and registration even when it looks like the same urban area.
At the viewing, inspect heating, windows, ventilation, noise, laundry arrangements, storage, parking, mobile reception, and any promised repairs. Confirm what the listed charges cover. Do not send a full identity and finance pack merely to obtain access to a viewing.
After a genuine viewing, complete the advertiser's form. A Swiss dossier often includes identification, residence permit or status where relevant, employment contract, recent income evidence, household details, and references. Explain foreign documents briefly and state when your Swiss employment begins.
Which Swiss document often decides whether a file is complete?
Many landlords request a Betreibungsregisterauszug in German or extrait du registre des poursuites in French, meaning a debt-enforcement register extract. The federal portal warns that a complete five-year view may require extracts from each district where you lived during that period.

Personal liability or household insurance can be sensible and a landlord may ask about cover, but Canton Zurich states that these policies are not required by law. A deposit-insurance sales pitch is also not the same as a legal requirement.
