The Swiss asking price is not the cash you need to complete. Fees and taxes attach to the property's canton, and the buyer's share is set by cantonal practice and the deed. Confirm purchase eligibility under Can foreigners buy property in Switzerland before you budget closing cash you may never use.
Which one-off costs hit at purchase?
Handänderungssteuer (property transfer tax) is the largest swing factor. Geneva and Vaud sit toward the expensive end, often pushing combined transfer, notary, and land-registry costs into a several-percent band of the price. Zurich, Zug, Schwyz, and several other cantons levy no classic transfer tax, so you mainly pay notary or deed fees and Grundbuch (land registry) charges, commonly a much smaller share. Bern can reduce transfer tax for owner-occupiers through a cantonal exemption threshold on the lower part of the price. Always read the property's canton tariff, not a national average.
Notarisation is required for the purchase deed. In some German-speaking cantons the land-registry office handles the public deed; elsewhere a Notar (notary) does. Fees are cantonal and sometimes shared between buyer and seller unless the contract says otherwise. Creating or transferring a Schuldbrief or cédule hypothécaire (mortgage note) adds further notary and registry charges when you borrow. Agent commission, if any, follows the listing and contract, so do not assume the seller always pays it.
Keep liquidity for valuation, technical checks, Lex Koller authorisation fees where needed, and the equity your lender demands under Foreigner mortgage in Switzerland. Completion money usually moves through a Swiss account: Open a bank account.
What ongoing and exit costs should you plan?
Ownership does not end at the deed. Apartments bring monthly Stockwerkeigentum or PPE charges and reserve contributions covered in Condominium fees in Switzerland. Cantons also tax ownership through wealth and income rules, including Eigenmietwert (imputed rental value) for owner-occupiers in many cases. ch.ch notes that real-estate taxes are levied where the property sits, and several cantons publish calculators.
When you sell, Grundstückgewinnsteuer (real-estate capital gains tax) is generally paid by the seller on the taxable gain. Rates and holding-period relief are cantonal; short ownership often costs more. Purchase costs and value-enhancing works may reduce the taxable base under local rules, so keep invoices. That exit tax is separate from the purchase-day transfer tax.
City price levels still matter. Closing a flat in Geneva or Zurich multiplies every percentage fee into large franc amounts. National pressure context sits in How expensive is Switzerland.
Common misconceptions
Assuming Switzerland has one national transfer-tax rate fails. The same price can cost far more to complete in Geneva than in Zurich.
Assuming the mortgage covers notary, registry, and transfer tax also fails. Banks usually expect those costs from equity on top of the down payment.
Summary
Budget canton-specific transfer tax or fees, notary and land-registry charges, mortgage-note setup, and any agent share, then keep cash for ongoing apartment charges and a later gains tax on sale. Ask the notary or land-registry office for a written cost estimate for that property's canton before you sign a reservation.
