A Swiss apartment purchase is never only your front door. Under Stockwerkeigentum (STWE), called propriété par étages (PPE) in French-speaking cantons, you hold exclusive rights to your unit and a Wertquote (value share) in the shared building. What do owners pay every month or year?
Owners fund running community costs: building insurance, caretaker or management fees, cleaning of common areas, shared heating systems, lifts, and small repairs. Older blocks in Zurich, Geneva, Basel, or Bern can show higher operating charges when lifts, underground parking, and central heating age together.

Before you bid, request the regulations, last two or three years of community accounts, the current budget, AGM minutes, the Erneuerungsfonds balance, planned works, and any unpaid seller contributions. Renters do not sit in the owners' meeting. Assuming tenants vote on façade works fails. Owners hold the meeting seats and the reserve duty.
