The advertised Auckland or Wellington price is not the cash you need on settlement day. New Zealand skips stamp duty on ordinary private residential sales, which surprises buyers used to Australian state duty or UK stamp tax. “No stamp duty” does not mean “no buyer costs.” Lawyer, LIM, and inspection bills still arrive before keys.
A low rateable value (RV) on the listing is not the purchase price and does not replace a registered valuation or a careful LIM read.
