Finnish purchase budgets break when movers save only the Oikotie asking price. Tenure type, housing-company debt, and transfer tax change the cash you need before keys: Can foreigners buy property.
What cash hits every competitive deal?
Helsinki, Espoo, Vantaa, and Tampere listings can move fast after a showing. Your bank’s loan promise should cover the price you might actually pay, not only the list figure: Foreigner mortgage. When you win a housing-company flat, you buy shares that give rights to a specific unit; the advertised myyntihinta (sale price) is often lower than the velaton hinta (debt-free price) once the flat’s share of taloyhtiö loan is added.
Transfer tax on housing-company shares is 1.5% of that debt-free amount. Vero’s example logic is blunt: a €60,000 sale price plus €20,000 allocated company loan means tax on €80,000, so €1,200. File and pay within two months of signing; if a realtor assists, pay when you sign. First-home transfer-tax exemption ended for contracts from 1 January 2024 onward under the reformed rates.
How do flats differ from houses with land?
On a detached house or plot (kiinteistö), transfer tax is 3% of the purchase price. Non-EU/EEA buyers of land-based real estate still need Ministry of Defence authorisation; ordinary urban housing-company shares do not. Estate-agent commission is normally a seller cost in ordinary residential deals. Buyers still budget bank fees, moving, furniture, and a building manager’s certificate (isännöitsijäntodistus) review before they treat the monthly bill as rent-like.
Owners then pay hoitovastike and sometimes rahoitusvastike for company loans and renovations: Apartment association fees. Know whether you are buying shares or freehold land before you compare two ads: Freehold vs leasehold. Renting first remains the usual bridge: How to rent a home.
Common misconceptions
Assuming the sale price alone is the tax base on a housing-company flat fails. Transfer tax follows the debt-free price including allocated company loan.
Assuming agent fees always land on the buyer also fails. Finnish residential practice usually puts commission on the seller, while transfer tax still hits the buyer.
Summary
Budget Finnish purchases as price plus transfer tax on the correct base, plus down payment and ongoing taloyhtiö charges. Treat housing-company debt as part of the real cost of the flat, not as a footnote on the brochure.
