How do depositum and forudbetalt leje work?

According to Ministry of Social Affairs guidance on private lettings, a landlord may require depositum of at most three months' rent for flats and rooms. Depositum secures unpaid rent, heat and restoration costs when you leave. You normally cannot "live off" the deposit during the notice period.

The same guidance allows forudbetalt leje of up to three months at the start of the tenancy. Prepaid rent is meant to cover the period after you give notice until you move out. When the lease ends or is terminated, you can usually apply prepaid rent against those final months; depositum stays reserved for settlement of obligations. Landlords do not owe interest on depositum or prepaid rent under the ministry's description of the rules.

In practice, many newcomers meet a stack of depositum plus prepaid rent plus the first living month, which can approach several months of husleje before keys. Do a thorough move-in inspection and keep the indflytningsrapport (move-in inventory report) with dated photos.
