Can foreigners get a mortgage in Sweden in 2026?

Sweden has no broad foreigner ownership ban on ordinary homes, but a bolån is a separate gate. Banks care about Swedish cashflow, identity rails, and regulatory LTV limits far more than about whether you already hold a EU passport: Can foreigners buy property.

What do Swedish banks usually require?

Expect a personnummer, a Swedish bank account for salary and standing orders, and BankID for digital signing. Finish Get personnummer, Open a bank account, and Set up BankID before you treat a Hemnet bid as financed. Lenders want employment contracts, payslips, and often a UC credit pull once local history exists. Source-of-funds checks apply to the kontantinsats (down payment) under anti-money-laundering rules.

From 1 April 2026, statutory rules allow a mortgage up to 90% of market value on a home purchase, so the statutory cash floor is 10%. Amortisation still scales with LTV: at least 2% a year when the loan sits above 70% of value, and 1% when it sits between 50% and 70%. Banks keep their own buffers, so internationals often meet tougher equity or income asks than the legal minimum. Confirm the live offer before you enter budgivning (bidding).

Cost of living6.2/10

Why is non-resident borrowing harder?

Without Swedish tax residence and payroll, many retail desks decline or push you toward a much larger cash share. Foreign income statements, currency risk, and missing BankID slow underwriting even when title law itself is open. Cash buyers still need association board approval for a bostadsrätt and must budget lagfart, pantbrev, and other purchase extras on villas.

For a bostadsrätt, banks also price the monthly avgift into affordability, because association debt and operating costs sit beside your private loan: How association fees work. If underwriting slips, keep a hyresrätt or andrahand bridge rather than bidding as if the lånelöfte were already final.

Supplementary loans after purchase are capped lower than the purchase LTV under the 2026 rules, so do not plan to finance furniture or renovation by stretching the same bolån later without checking the bank again.

Common misconceptions

A foreign salary paid abroad is not automatically "Swedish income" for a Stockholm bolån. Lenders want money they can see in a Swedish account and stress against Swedish living costs.

Buying with a mortgage also does not replace a Migrationsverket residence permit. Ownership and lawful stay remain separate systems.

Summary

Foreigners can get Swedish mortgages when personnummer, BankID, local income, and kontantinsats clear both statutory LTV rules and the bank's own policy.

Treat non-resident applications as the hard path, and keep a rental bridge ready if underwriting slips past your move date.
