What does the bank assess?
Expect checks on employment or business income, tax returns, bank statements, existing loans, age, residence status and credit records. Foreign documents may need accepted translation. Income paid outside the euro area creates exchange-rate risk on every repayment.
Central Bank measures generally require at least a 10% deposit for first-time and second or subsequent owner-occupiers (90% LTV), and about 30% for buy-to-let. Loan-to-income caps sit near four times gross income for first-time buyers and 3.5 times for second or subsequent buyers, with limited lender allowances above the caps. What cash sits beside the loan?
