Foreign nationality does not ban a Portuguese crédito habitação (home loan). Banks lend to eligible resident and non-resident buyers, then price those files differently. What does the bank assess?

Non-residents usually face stricter loan-to-value limits than tax residents, which means a larger cash deposit. There is no single guaranteed percentage for every foreign applicant. Do not treat a broker’s verbal “pre-approval” as final. Make any promissory sale contract conditional on finance when you need the loan to complete.

A high asking price does not force the bank to lend that amount. Solvency and valuation remain separate.
Residency also does not guarantee resident LTV terms on day one. Banks look at tax and immigration reality, not tourism stamps.
