Argentine mortgage access for foreigners is a residency and payroll story, not a passport story. Banks lend inside the local system. Cash still closes most foreigner purchases while temporary papers mature: Can foreigners buy property.
Who can realistically borrow?
Permanent residence with a foreigner DNI is the clearest public benchmark. BBVA’s current mortgage pages list Argentine DNI for citizens and foreigner DNI with residencia permanente for non-citizens. Temporary DNI holders who live and work here can still fail that bank’s published test. Banco Hipotecario wording has also admitted permanent residents among eligible borrowers; always re-check the live product sheet before you bid.
Income must look Argentine. BBVA asks the titular for monthly income at or above four current SMVM figures, with co-titular income rules published separately, and caps the instalment near a quarter of net income in its explainer material. Employees need about one year of seniority; monotributistas and responsables inscriptos about two years with ARCA filings current. CUIL, payslips or monotributo proofs, civil-status documents, and property title or boleto packs fill the file: Get a DNI, Get a CUIL, and Open a bank account.
How should you plan the money and the timeline?
Expect to bring a substantial cash down payment. BBVA materials describe financing up to about 80% of property value and advise saving roughly a fifth of the price plus several extra percentage points for escritura costs: Property purchase costs. Rate products, UVA or peso structures, and total financial cost change by bank and month; treat the published CFT as the comparison tool, not a WhatsApp rumour.
Sequence the move as residence and local income first, then pre-approval, then a serious offer. Ownership still does not grant immigration status: Apply for a residence permit. Many households rent while papers and savings catch up: How to rent a home. Budget expensas after you own: Condominium fees.
Common misconceptions
Assuming any foreigner with a tourist stamp can mortgage an Argentine flat fails. Permanent residence and local income are the practical gates.
Assuming temporary residence automatically equals mortgage eligibility also fails. Read the bank’s foreigner DNI line before you plan borrowed money.
Summary
Treat Argentine mortgages as permanent-resident, local-income products with large down payments. Buy with cash or rent first if your Migraciones status or payroll trail is not bank-ready yet.
