Swiss listings use möbliert or meublé as a practical label, not a separate national furniture code. You still rent rooms under ordinary tenancy rules. The furniture changes the price, the paperwork at handover, and often the length of the term.
What makes a Swiss furnished lease different?
Ask what “furnished” includes. Some homes offer a full kit: bed, wardrobe, table, chairs, lamps, kitchenware, and appliances. Others mean only a few pieces plus a kitchen. The contract should state whether linen, dishes, and cleaning tools are included, and who replaces worn items.
Insist on an Inventarliste, meaning a room-by-room furniture inventory, signed with the lease or at key handover. Note scratches, stains, missing chairs, and appliance condition with dated photos. At move-out, landlords can treat missing or damaged inventory as a deposit claim beyond ordinary wear. Pair the inventory with an Übergabeprotokoll or état des lieux, meaning the condition report for walls, floors, meters, and keys: Rental contracts and deposits.
Furnished stock is often offered for a fixed term of a few months to a year, especially for relocating employees. A fixed end date does not erase the need for a proper Mietvertrag. Verbal tourist arrangements and platform nights are weaker for municipal registration and deposit protection.
How much more do furnished homes cost?
Compare like with like. In Zurich and Geneva, furnished offers often price higher per square metre than an unfurnished shell of the same size and rail access. The premium buys speed: you can sleep and cook before a container arrives. Basel, Bern, and Lausanne can still feel expensive, but the gap versus unfurnished stock is usually easier to judge when you pull live listings in the same postcode: Rent in Switzerland.
Budget net rent, Nebenkosten or charges, separate utilities, and up to three months of deposit. Furniture does not raise the federal residential deposit ceiling. Cash security still belongs in a blocked account in your name when the landlord requires a money deposit.

Common misconceptions
Furnished does not mean “no real contract.” A WhatsApp booking without a Mietvertrag, inventory, and deposit route is still a weak Swiss residential setup.
Furniture also does not justify an unlimited deposit. The three-month residential ceiling still applies when security is required as money.
