German listings use möbliert as a practical label, not a single national furniture decree. The bigger shock for newcomers is often the unfurnished stock: bare rooms and no kitchen. Contract basics: Rental contracts and deposits.
When does furnished win?
Furnished or partly furnished stock helps when your container is delayed, you are still testing Berlin or Munich neighbourhoods, or an employer pays a relocation bridge. You get beds, table, and usually a usable kitchen on day one. Expect a clear rent premium versus a comparable cold-rent shell in the same postcode: Rent in Germany.
Demand an Inventarliste (furniture inventory) plus a detailed Übergabeprotokoll (handover condition report) with photos. Note every scratch, missing chair, and appliance serial number. At move-out, landlords can claim for damage beyond ordinary wear against the deposit.
A true long-term möbliert lease is different from a tourist platform night or a short Zwischenmiete (temporary sublet) while someone else is abroad: Short-term housing for newcomers.
When does unfurnished win?
Unfurnished usually wins on monthly rent once you can wait for furniture delivery and buy or take over an Einbauküche. In competitive markets such as Hamburg and Frankfurt, previous tenants sometimes sell the kitchen separately; clarify ownership in writing so you do not pay twice.
Section 551 of the German Civil Code still caps a residential cash deposit at three months of cold rent, excluding operating-cost advances, whether the flat is furnished or not. Do not accept a larger cash deposit just because the sofa is included.
Search process and documents: How to rent a home. Scam checks before you wire money: Avoid rental scams.
Common misconceptions
Assuming “unfurnished” only means no sofa fails. Many German flats also lack a fitted kitchen.
Assuming furniture raises the legal deposit ceiling above three months’ cold rent also fails. The statutory cash cap stays on cold rent.
Summary
Choose möbliert for speed and a working kitchen on day one; choose unfurnished for lower monthly rent once you can fund furniture and, often, a kitchen. Inventory every item at handover and keep the deposit within the three-month cold-rent rule.
