Mexican housing photos lie in two directions. A styled furnished flat can hide a tourist or corporate price. An emptier unit can hide a fair long-term tenancy once you add mattress maths and a Spanish contrato de arrendamiento. Choose the product that matches how fast you need keys and bankable address proof.
When does furnished win?
Furnished and partly furnished stock helps when you land before household goods, need a week of viewings, or your employer pays a relocation bridge: Short-term housing for newcomers. Roma, Condesa, Polanco, Playa del Carmen and Puerto Vallarta see plenty of fully furnished apartments aimed at newcomers with fridge, cooker, washing machine, sofa and often AC included: Living in Mexico City and Living in Playa del Carmen. Expect a clear premium over bare peers for the same floor area.
Demand a written inventory (inventario) with photos at handover. Note scratches before you sign. Confirm whether CFE electricity, water, gas and internet sit inside the gross rent or arrive as separate lines: Rental contracts and deposits. Platforms that only issue holiday vouchers may not satisfy bank KYC: Open a bank account.
When does unfurnished or light furnish win?
Truly empty long leases are more common inland once you leave tourist corridors. Partly furnished units (white goods and AC only) sometimes cut the monthly line once you can wait for beds and sofas from local retailers or a container: Import household goods. Guadalajara, Querétaro and quieter Mérida belts can offer more flexible furniture deals if the commute still works: Where to live in Mexico and How to rent a home.
Photograph every piece at handover. Deposit disputes often turn on missing chairs and stained mattresses, not on the walls alone. Refuse “reserve this furnished studio today” wires before viewing: Avoid rental scams. Aval or póliza jurídica rules still apply either way: Rent without a guarantor.
Common misconceptions
Assuming every furnished ad is a twelve-month primary residential lease fails. Short tourist lets can sit outside the paperwork banks prefer.
Assuming unfurnished always equals cheaper also fails. Agency fees, deposits and summer AC still dominate the sheet.
Summary
Default to furnished for a fast CDMX or beach landing, insist on inventory photos and a Spanish lease, and treat tourist lets as sleep bridges only. Choose emptier stock when you can wait and still clear guarantor or póliza requirements.
