What does the management fee cover?
Ordinary 管理費 usually funds lobby and stair cleaning, shared electricity, lift maintenance, rubbish handling, and security or a part-time guard. Market guides commonly put general Taipei residential fees around NT$100-180 per ping per month, with New Taipei and Taichung often softer and southern cities frequently toward NT$60-90 per ping on simpler projects. Luxury Xinyi or Da'an towers can push far higher when staffing and amenities jump.
The 管委會 cannot casually invent a raise; fee changes belong in unit-owner meeting resolutions under the Act. Ask for the current monthly figure and whether a public fund shortfall is already on the agenda before you treat a soft fee as permanent.
Who pays when you rent or buy?
Owners owe the committee even when a tenant lives in the unit. Many leases either fold 管理費 into the advertised rent or list it as a separate monthly add-on.
