How do housing and transport change the shortlist?

Korean rentals often use either jeonse (a large-deposit lease with little or no monthly rent) or wolse (monthly rent plus a deposit). Seoul and sought-after Gyeonggi or Songdo addresses can require substantial setup cash even when monthly rent looks manageable. Before transferring a deposit, check the property title, registered debt, owner identity, tax issues and available deposit protection. A lease does not create immigration status.

Seoul has the deepest subway network and direct airport rail. Pangyo and Suwon are not automatically easier versions of Seoul. Their value depends on a nearby job or a direct rail line. Jeju is also not a friction-free remote base: island transport, specialist care and lawful work status can outweigh the scenery.
