Where should you live in South Korea in 2026?

Seoul gives you the broadest access to headquarters, finance, technology, media, universities and national institutions. Nearby Gyeonggi alternatives can be more precise: Seongnam, including the Pangyo technology area, suits southern Seoul and technology work; Suwon suits electronics and southern Gyeonggi connections. Neither is a cheap suburb by definition, and a cross-region commute can erase the housing benefit.

Busan is stronger for port logistics, shipping, marine services and the south-east manufacturing belt. Incheon combines Incheon International Airport, logistics and Songdo's biotechnology and international-business cluster. IFEZ (Incheon Free Economic Zone) is the public development authority covering Songdo and other planned districts.

Daejeon suits researchers and engineers tied to KAIST (Korea Advanced Institute of Science and Technology), government laboratories and Daedeok Innopolis (Daejeon's research cluster). Daegu offers machinery, automotive supply, textiles, medical industries and education. Jeju's realistic base is tourism, services, agriculture, renewable-energy work or a lawful remote role, not the full national job market.

Korean rentals often use either jeonse (a large-deposit lease with little or no monthly rent) or wolse (monthly rent plus a deposit). Seoul and sought-after Gyeonggi or Songdo addresses can require substantial setup cash even when monthly rent looks manageable. Before transferring a deposit, check the property title, registered debt, owner identity, tax issues and available deposit protection. A lease does not create immigration status.

Seoul has the deepest subway network and direct airport rail. Incheon has its own subway plus airport and Seoul links, but Songdo-to-central-Seoul travel is not the same as living beside a Seoul office. Busan has a useful subway and a separate airport journey. KTX (high-speed intercity rail) makes Seoul, Daejeon, Dongdaegu and Busan practical intercity anchors. Jeju has no rail, so bus routes, a car and flight disruption matter more.

School and healthcare depth favour the capital region and Busan. Songdo has international-school access, while Daejeon and Daegu support many ordinary family needs but offer fewer English-first fallbacks. Jeju can work when the required school and routine care are confirmed, yet recurring specialist treatment may require mainland travel.

Seoul, Incheon and Daejeon have cold winters and humid summers. Daegu's basin geography makes summer heat a major housing test. Busan and Jeju have milder coastal winters, but wind, heavy rain and typhoon disruption matter. Use AirKorea, the official air-quality service, and Korea Meteorological Administration warnings instead of one reading from a viewing day.

For a stay beyond the permitted short visit, confirm the correct status through HiKorea. A Residence Card, the identity card issued after foreigner registration for qualifying longer stays, supports administration but does not grant work beyond your status.
