Where should you live in Vietnam in 2026?

Ho Chi Minh City has the deepest commercial network for finance, technology, consumer businesses, logistics, and regional management. Its post-2025 boundary also includes former Binh Duong and Ba Ria-Vung Tau, but most movers mean the older urban core when discussing city life. Hanoi is stronger for diplomacy, education, public institutions, corporate headquarters, and access to northern manufacturing corridors.

Da Nang supports tourism, technology, services, and central-region business at a smaller scale. Its airport sits close to the urban core, and the beach and Han River shape daily life. Specialist careers, international-school choice, and complex healthcare remain thinner than in Ho Chi Minh City or Hanoi.

Hoi An is now within the expanded centrally governed city of Da Nang after the 2025 merger with Quang Nam. Its heritage and hospitality economy suits tourism operators and location-independent workers, but residents depend on the Da Nang urban core for the airport, broader schools, and specialist care. Nha Trang serves tourism, marine services, and the wider Khanh Hoa economy, with Cam Ranh airport outside the main urban corridor.

Hai Phong is the evidence-backed alternative for port, logistics, engineering, and manufacturing work. It gives northern access without Hanoi's exact rhythm, but households should confirm the required school, hospital, and flight connections before treating it as a simple cheaper substitute.

Ho Chi Minh City offers towers, serviced apartments, townhouses, and homes in a hẻm (small lane or alley). Metro Line 1 between Ben Thanh and Suoi Tien is operating, but most homes are not on that corridor. Flood-prone streets, heat, road noise, and the route to Tân Sơn Nhất airport need address-level checks.

Hanoi combines older lane housing, lake-side apartments, compounds, and newer towers toward the west. Two urban rail services operate: Line 2A and the elevated part of Line 3. Winter damp and seasonal air pollution make window sealing and air filtration relevant, while Nội Bài airport is well beyond the central neighbourhoods.

Da Nang's choice is often beach side versus inland. Beach access can mean salt exposure and tourism noise; low inland streets can face heavy-rain drainage problems. Hoi An adds river flooding and possible road disruption toward Da Nang. Nha Trang's long waterfront makes high-rise living easy to find, but lifts, backup power, construction noise, and the Cam Ranh airport journey matter.

Since July 2025, Vietnam has no district-level local governments. A phường is an urban ward and a xã is a commune; these now sit directly below a province or centrally governed city. Old labels such as District 1 in Ho Chi Minh City remain familiar property-search shorthand, not current administrative units. Verify the new ward address on every lease and ensure the host completes temporary residence registration, meaning the required report of a foreign guest's address to local police.

Start with the fixed journeys in Vietnam: office, school, hospital, and airport. Test them at the hours you will actually travel, then inspect the exact street after heavy rain and at night. A short map distance in Ho Chi Minh City, Hanoi, or across Da Nang can conceal a difficult road crossing or long peak journey.

Separate city fit from permission to stay. Vietnam's electronic visa, commonly called an e-visa, is an entry permission of limited duration, not a general relocation or work route. Employment can require employer-backed work permission, and remote income can create separate legal and tax questions.
