The heritage core supports restaurants, hotels, guiding, crafts, retail, and cultural work. That economy also brings seasonal demand, evening crowds, event noise, and jobs tied to visitor flows. A household without tourism income should confirm that its remote or Da Nang-linked work survives a quiet season.

Outside the pedestrianised centre, familiar names such as Cam Chau, Cam Thanh, An Bang, and Cua Dai describe distinct residential settings. Cam Chau can balance town access with quieter lanes; Cam Thanh reaches toward nipa-palm waterways; An Bang and Cua Dai put the coast closer but increase salt, wind, visitor traffic, and storm exposure. These labels help property searches, but the current contract must show the post-2025 ward.

Hoi An, Hoi An Dong, and Hoi An Tay are current phường units, meaning urban wards, within expanded Da Nang city. Former Quang Nam merged with Da Nang in 2025, and district-level government ended nationwide. A listing that still says “Hoi An City, Quang Nam” is using an old address description, not current legal geography.

Da Nang International Airport is the practical airport for Hoi An. The road journey can be straightforward in normal conditions, but rain, flooding, construction, or peak traffic can change it. Frequent flyers should test a real early departure rather than trust a holiday transfer time.

Hoi An handles routine shopping, clinics, schooling, and daily services, while Da Nang offers broader hospitals, specialist consultations, major retail, and more international-school options. A child needing a particular curriculum or an adult needing regular specialist care can turn the intercity road into a fixed household cost.

Remote workers can find fibre-connected homes, cafés, and workspaces around Hoi An, but the exact building decides reliability. Test a video call, mobile-data backup, power recovery, desk ergonomics, and daytime construction. Vietnam has no generic digital-nomad residence route. An electronic visa, often called an e-visa, is limited entry permission, not automatic authority for long-term residence or work.

The Thu Bon river system and central-coast storms make flooding a structural Hoi An issue, not a rare inconvenience. Official local reports describe cleanup across the Ancient Town and Hoi An wards after storms and floods. Ask for the highest water mark inside the property, where a motorbike is moved, whether ground-floor sockets sit high, and which road to Da Nang remains usable.

A riverside or rice-field-edge house can feel open and peaceful in dry weather. In heavy rain, the same low setting can bring water, mould, insects, septic problems, and interrupted deliveries. Coastal homes around An Bang and Cua Dai add wind-driven rain and salt corrosion to the inspection.

Housing ranges from compact town homes and apartments to villas and shophouses, meaning buildings with a business frontage and living space behind or above. A shophouse near the visitor core may be convenient but noisy; a villa outside town may require a motorbike or repeated Grab rides, using Vietnam's ride-hailing app.
