What is the real cost of living in Seoul in 2026?

Use the Ministry of Land portal to filter reported wolse (monthly rent plus deposit) contracts by property type, contract month, and address. Do not treat one volatile citywide average as your offer. Gangnam-gu and Seocho-gu carry strong office, school, and status demand. A gu is an urban district. Mapo-gu, Yongsan-gu, and Seongdong-gu can also command high rent around popular stations and newer buildings. Within each district, the dong (neighbourhood-level administrative area), walk to rail, building age, floor, and deposit make a citywide label unreliable.

Outer Seoul in Gwanak, Guro, Geumcheon, Eunpyeong, Nowon, or Dobong can stretch the housing budget. Gyeonggi-linked choices can work when a direct line serves the office. Test the apartment-door journey at peak time before valuing the lower rent.

Jeonse is a large-deposit lease with little or no monthly rent. It lowers recurring rent but can lock up a very large sum. An officetel is a compact mixed-use studio building; it can be convenient near business districts, but management charges, legal residential use, ventilation, and commercial-rate services need checking. A goshiwon is a very small furnished room; low setup cash comes with major limits on space, privacy, cooking, and fire safety.

Keep the rental deposit, contract payment, broker fee, furniture, moving, and deposit protection outside the monthly total. Put rent, building management charge, electricity, heating, water, and internet on separate monthly lines. Before payment, verify title, owner, secured debt, tax arrears, building record, and the available deposit-return guarantee.

Seoul summer cooling and winter heating can move a compact home's bill sharply. Ask for recent building statements because the management charge may include lifts, security, cleaning, shared heating, or water without including private electricity. Afternoon sun and weak windows matter more than a generic utility average.

Korean meals and neighbourhood markets can control food spending, while imported groceries, specialty coffee, delivery, barbecue, and Yongsan or Gangnam nightlife lift it. Seoul's social calendar also creates late-night taxi, coworking, gym, concert, and dating costs that a rent-only budget misses.

A T-money (reloadable transit card) records distance-based subway and bus travel and supports transfer discounts. Seoul's official card subway base fare was KRW 1,550 as checked July 2026, with distance additions. Price a Gyeonggi commute separately because a Seoul-only pass may not cover every operator or route.

The NHIS (National Health Insurance Service, the public health insurer) contribution depends on employment or local-subscriber rules. Keep that compulsory amount separate from private cover, international clinics, uncovered treatment, dental work, and medicine.
