Retirement in South Korea begins with immigration status, not a coastal apartment. The Ministry of Justice does not offer a general retirement visa. An overseas pension, long lease or property purchase may support your finances, but none gives you a right to live in Korea.
Which lawful residence bases are realistic?
F-6 is a residence status for qualifying spouses of Korean citizens. F-4 is an overseas Korean residence status for eligible former Korean nationals and qualifying descendants. D-8 is a corporate investment status for people who meet its business and investment conditions. These are separate legal routes, not retirement products, and each requires evidence beyond savings.
Another status may fit a retiree's actual family, ancestry, work or long-term residence history. HiKorea, the Ministry of Justice portal, publishes current status manuals and directs applicants to the 1345 Immigration Contact Center for current guidance. Do not restructure a life around an agent's promise that D-8 is a passive investment or that owning a Korean flat guarantees approval.
Residence renewal, work permission and tax residence are separate questions. A spouse-based status may depend on the qualifying relationship, while an investment status carries continuing business duties. Obtain Korean immigration and tax advice for the exact route before transferring capital.
How should healthcare and pensions be planned?
NHIS (National Health Insurance Service, the public health insurer) says eligible foreign employees are enrolled through covered workplaces, while many registered foreign residents become mandatory local subscribers after the applicable residence period. NHIS coverage gives access on the same benefit basis as Korean citizens, but it does not guarantee English service, a private room or a nearby specialist.
Choose the named hospital department before the city. Seoul offers the deepest specialist network but can impose long cross-city journeys. Busan has major hospitals and a milder coastal winter. Daejeon offers a smaller inland base with rail access, while Jeju can require mainland travel for rare or continuing specialist care.
NPS (National Pension Service, the public pension administrator) rules for foreigners depend on nationality, coverage history and the relevant bilateral social-security agreement. An agreement may coordinate contribution periods or avoid duplicate coverage, while lump-sum refund rights vary. Ask NPS and your home-country pension authority for written treatment of your record before deciding whether to contribute, claim or transfer.
Which daily-life costs and support matter?
Korean housing can require jeonse (a large-deposit lease with little or no monthly rent) or wolse (monthly rent plus a deposit). Protecting a large deposit requires title, owner, registered-debt and guarantee checks. Buying instead does not solve residence status and adds Korean tax, management and estate questions.
Language becomes more important when care is urgent. A Seoul international clinic may help with a planned appointment, but a pharmacy, local office or Daejeon emergency department may operate mainly in Korean. Keep translated medication and diagnosis summaries, and build support beyond one spouse or adult child.
Test reduced-mobility life in the difficult season. Seoul's winter and hills, Busan's slopes and humidity, Jeju's wind and car dependence, and Daejeon's hot summer and cold winter can alter an otherwise attractive address. Check lifts, pavements, groceries and the hospital route from the actual building.
Cross-border tax, wills, inheritance and powers of attorney need advice in South Korea and the country holding your pension or assets. A Korean bank account does not settle where income is taxed or how an overseas estate will be handled.
Common misconceptions
South Korea is not a retirement-by-property country. A Jeju home, Seoul apartment or Korean bank balance can support a plan only after HiKorea confirms an independent status such as a genuinely qualifying F-6, F-4 or D-8 route.
Summary
South Korea can reward retirees with a valid residence basis, suitable NHIS plan, settled NPS or overseas pension position and dependable Korean-language support. Choose Seoul, Busan, Daejeon or Jeju by the required specialist and support network, then protect the housing deposit and cross-border estate.
