What is the real cost of living in Antalya in 2026?

A 19 July 2026 check of Endeksa market data and current long-term listings put many Antalya homes around TRY 18,000-40,000 monthly. This is an asking-price planning range, not an official average. Konyaaltı often charges for beach access, newer apartments and foreign demand. Lara, a broad property-search label across eastern Muratpaşa, varies from ordinary residential streets to premium coastal homes. Kepez can offer lower rent near hospitals and inland workplaces.

Season matters even on a claimed annual lease. Ask whether the owner expects summer use, whether the contract covers 12 full months, and how renewal will work. Inspect short-stay neighbours and night noise. A site (managed residential compound) with a pool, lift, security and gardens can add substantial aidat (monthly building or compound charge), especially when pool maintenance rises.

Move-in cash includes first rent, depozito (rental deposit), a possible emlakçı (real-estate agent) fee and utility setup. Do not pay a deposit until the owner, title, contract term and exact address are verified.

Heavy air-conditioning use can turn a modest winter bill into a major summer line. Check unit age, insulation, window exposure and whether every sleeping room cools. Pool pumps may sit inside aidat. ASAT, Antalya's municipal water utility, publishes city-specific tariffs, so do not copy an Istanbul or Izmir water estimate.

AntalyaKart is the city's reloadable transit card. The official fare page showed a TRY 42 standard ride on 19 July 2026, with free eligible transfers; bank-card and disposable-ticket rides cost more. Tram routes help selected corridors, including airport access, but Konyaaltı, much of Lara and inland growth rely heavily on buses, taxis or cars. Price a real 07:30 commute.

Local bakeries, produce markets and worker restaurants make Muratpaşa and Kepez very different from Kaleiçi or a beach club. Shop at a pazar (weekly produce market) and eat in residential corridors when planning normal life. Tourism-facing menus, alcohol and delivery can quickly double the food line.

Private or international school choice is limited enough that the campus can dictate housing and school-bus fees. Confirm teaching language, annual tuition, meals and transport before choosing Konyaaltı or Lara. Antalya has strong private healthcare, but broad insurance and repeat specialist treatment need named-hospital quotes.

A car adds fuel, insurance, parking and airport traffic; it also needs a flood-safe parking place. Low roads, basements and underpasses can flood during intense rain. Wooded outer areas need wildfire and smoke routes. A sea-view home that loses hospital or airport access during disruption is poorly priced.

Foreign residence is separate from affordability. Before paying, verify the exact mahalle (neighbourhood) with Göç İdaresi (Presidency of Migration Management), because new foreign registrations can be restricted and lists can change. A cheap lease or property purchase does not guarantee a residence permit.
