Antalya is not a resort with a city attached. Tourism and aviation shape the economy, but agriculture, trade, education and health services also support normal urban life. The right address depends on whether you need the beach, the airport, a hospital, a school or an inland workplace most often.
Which part of Antalya fits daily life?
Konyaaltı offers western beach access, apartments and links toward the university and western districts. It can also bring visitor turnover, humid salt air and busy summer roads. Lara is property-search shorthand for several eastern areas with coast, airport and service access, but the exact mahalle (neighbourhood) matters more than the label.
Kepez is inland, extensive and more residential, with hospitals, workplaces and newer housing in parts. It is not one uniform cheaper alternative. Test the exact bus or tram route and summer walk. Antalya's centre spreads across municipality-level urban areas called ilçe, so a listing described as "Antalya" may sit far from your anchor.
Tourism, hotels, airlines and hospitality create jobs with strong seasonality. Agriculture and food businesses pull toward different outer districts, while health services and universities create steadier roles. English and Russian may help in visitor-facing work, but Turkish is much more important for local employers, schools, landlords and public care.
Do transport and housing hold up year-round?
Antalya Ulaşım runs tram and bus services, including rail access toward Antalya Airport on the relevant branch. A home near a useful tram stop can simplify work, but much of the metropolitan coast and inland growth still depends on buses, cars or taxis. Test the route in summer traffic and after dark.
Rental demand changes with tourism, university calendars and foreign demand. Avoid treating a winter viewing as proof of year-round noise, availability or renewal terms. Ask about cooling efficiency, water pressure, short-stay neighbours and the aidat (monthly building or compound charge). A ground-floor bargain needs a flood-access review.
Schools and hospitals are available across the city, but family choice narrows quickly when teaching language, learning support or a particular specialist matters. Secure the school place and confirm the hospital department before choosing Konyaaltı, Lara, Kepez or an outer coastal district.
What weather and legal checks matter?
Antalya's summer heat is humid, so shade, insulation and reliable air conditioning affect sleep and home work. Intense rain can flood low roads, underpasses, basements and ground floors. Wooded Mediterranean edges also face wildfire and smoke disruption. Check drainage, evacuation roads, backup power and access to the airport or hospital under difficult conditions.
Earthquake checks remain building specific. AFAD (Disaster and Emergency Management Presidency) publishes a seismic hazard map, not a certificate for one Antalya apartment. Review construction, ground conditions, alterations and professional engineering evidence.
Foreign-registration restrictions have affected parts of Antalya and can change. Verify the exact address with Göç İdaresi (Presidency of Migration Management) before paying a deposit. A rental contract does not itself create eligibility for an ikamet izni (residence permit).
Common misconceptions
Antalya is not only beach life. A Kepez hospital worker, Lara aviation employee and Konyaaltı remote worker use three different versions of the city.
Speaking English in a hotel district also does not remove the need for Turkish in a long lease, local school or municipal service.
Summary
Antalya works when your income survives seasonality and your address connects to the right job, school or hospital. Inspect humid-heat comfort, flood and fire routes, transport, building evidence and current residence eligibility before committing.
