What monthly budget do you need for Singapore in 2026?

One adult renting a room can plan S$2,800-4,200 monthly. That assumes a room in a Housing & Development Board home or shared private condominium, ordinary air conditioning, mixed supermarket and hawker food, public transport, one mobile line, basic insurance provision and modest leisure. Housing & Development Board (HDB, the public-housing authority) rules must permit the tenancy; an HDB flat means a public-housing apartment.

One adult taking a private one-bedroom should use S$4,800-7,000. The range assumes roughly S$3,000-5,200 rent, with Punggol or Pasir Ris toward the lower edge and the Central Business District (CBD), Singapore's main downtown office area, toward the upper edge. Queenstown, Clementi, East Coast and Katong often trade rent against a shorter work journey.

A couple sharing one home can plan S$6,000-9,000. A family can use S$9,000-14,000 for a multi-bedroom home, groceries, public transport, utilities, ordinary child costs, insurance provision and moderate leisure. International-school tuition and entry fees, car ownership and premium private medical cover are outside the family band.

The room-renter plan assigns about S$1,000-2,000 to housing. The private one-bedroom plan uses the July 2026 range drawn from the Urban Redevelopment Authority (URA, the private-property planning and market-data agency) contract service and current market checks. These are planning bands, not averages. Furnishing, station distance, lease length, building age and air-conditioning rules can change the quote.

Food allows roughly S$600-1,200 per adult for a mix of groceries, hawker meals, cafés and occasional delivery. A hawker centre is a shared food hall with many small stalls. Public transport allows about S$90-150 per regular adult user through Mass Rapid Transit (MRT, Singapore's urban rail network) and buses. Utilities, fibre and mobile need roughly S$180-380 for a smaller private household, with family cooling higher. Insurance must come from an employer schedule or named quote because residence status and cover differ.

The couple shares rent, fibre and some cooling, but keeps two food, mobile, transit and insurance lines. The family assumes local or employer-supported education. A confirmed private school, childcare place or school bus must replace that assumption before the band is trusted.

CBD and central private housing can add S$1,000-2,000 or more against an outer one-bedroom, then save commute time. East Coast or Katong may suit Changi-linked work, Queenstown or Clementi western work, and Punggol, Sengkang, Woodlands or Jurong a route near those towns. A cheaper Woodlands home is not a saving when both adults travel daily to the CBD and children cross the island to school.

Eligible HDB rent can lower a couple or family plan, but foreign tenants cannot assume access. Specified passes need at least six months' validity, tourists cannot rent, and whole-flat rentals to non-Malaysian non-citizens can face block and neighbourhood quotas. Private condominiums do not use that HDB quota.

Setup cash stays outside every monthly band. Keep the security deposit, first rent, tenancy stamp duty, temporary lodging, furniture, utility connection, any agent fee payable by the tenant and school entry costs separate. A common HDB guide is one month's deposit for a one-year tenancy or two months for two years, but the signed contract controls the payment.
