You can rent in Finland without a personal guarantor. InfoFinland and the Act on Residential Leases focus on written vuokrasopimus terms, income screening, and deposit caps, not a nationwide co-signer mandate. What do landlords want instead of a guarantor?
Build a compact money file before you spam Vuokraovi and Oikotie messages. Expect requests for an employment contract or remote-income proof, recent bank statements, passport or residence card, and a plan for the deposit plus first month: Rental contracts and deposits. A henkilötunnus (Finnish personal identity code) and local IBAN speed trust: Get a henkilötunnus and Open a bank account.
InfoFinland notes that lessors usually want good credit history and income or funds to pay vuokra, and that Kela benefits can count as income. What about zero-deposit landlords and temporary bridges?
Some large institutional landlords advertise zero-euro security deposits when you rent through their own store and pass credit checks. Lumo, for example, asks for a reservation fee or the first month’s rent instead of a classic deposit. That is a commercial product, not a legal substitute for reading the lease. Clarify that no parallel deposit is stacked on top, and that first-month cash still lands before keys.
