Is Phuket a good place to live in 2026?

Phuket Town offers local food, schools, hospitals, government services, and less resort-focused daily life. It is not a west-coast beach base.

Rawai and Nai Harn attract long-term foreign residents, remote workers, divers, and families. Chalong is useful for schools, marinas, gyms, and routes across the south, but busy junctions can slow travel.

Bang Tao and Cherng Talay combine beach access, newer housing, international services, schools, and higher-end developments. Kamala is smaller and sits between busier west-coast zones. Kata and Karon mix beach life with tourism.

Patong has the island's densest nightlife, retail, and visitor activity. It suits hospitality work or people who want that energy, but noise and traffic make it a poor default family recommendation.

Families should choose the school before the house. Phuket's roads can turn a cross-island school run into the hardest part of the day. Test the route at opening and closing time during a normal school week.

Phuket Smart Bus connects parts of the west coast and airport corridor, while local buses serve selected routes. They do not replace a complete metropolitan network. Cars, motorbikes, school vans, taxis, and app-based rides remain central.

Heavy rain can expose poor drainage, steep-road access, leaks, mould, and traffic bottlenecks. Visit the property and approach road during rain when possible. Ask about water source, storage tanks, power cuts, internet provider, mobile backup, and rubbish collection.

Tourism changes road demand, noise, beach activity, and local business hours. A quiet viewing can misrepresent the busier season.

Phuket has capable hospitals for many needs, but some complex treatment may require Bangkok. Check your insurer's network and emergency route from the chosen coast.

Foreign ownership and lease structures are legally distinct. A pleasant villa viewing does not replace independent legal checks on the title, building status, lease, deposit, and person entitled to rent it.
