Is Chiang Mai a good place to live in 2026?

Nimman is convenient for cafés, coworking, restaurants, and Chiang Mai University, but aircraft noise, traffic, nightlife, and compact apartments need checking.

Santitham is close to Nimman and the Old City with a more mixed local-resident feel. The Old City works for walking to cafés and cultural sites, yet tourist activity and limited parking affect some streets.

Wat Ket and riverside areas offer access to markets, schools, and the east side of town. Hang Dong attracts families seeking houses and international schools, but daily driving is common. Mae Rim offers greener surroundings and space, with a longer journey to city hospitals and services.

Chiang Mai sits in a northern valley affected by fine-particle pollution from regional burning, fires, traffic, and weather conditions. The timing and severity change, so a fixed calendar date is not reliable.

Monitor Air4Thai, the official pollution platform, before and during the dry season. People with asthma, heart or lung conditions, babies, and older relatives should discuss exposure with a doctor.

Inspect window sealing, air-conditioner condition, space for air purifiers, and whether school or work buildings filter indoor air. Some residents plan to leave northern Thailand during the worst period. That cost belongs in a real annual budget.

Chiang Mai does not have Bangkok's rail network. Red songthaews (shared pickup taxis), app-based rides, taxis, bicycles, walking, cars, and motorbikes cover daily movement.

Nimman and parts of the Old City can support a compact routine, but schools, larger supermarkets, hiking routes, government offices, and suburban homes spread the journey. Road safety and seasonal rain deserve more weight than a short test ride.

Healthcare is strong for a regional city, with Chiang Mai University-linked Maharaj Nakorn Chiang Mai Hospital and private options. Highly specialised treatment may still lead to Bangkok.
