Slovak utilities do not behave like a single flat bill. Heating, electricity, water, and waste usually arrive through separate suppliers, and the building often decides how heating is charged.

How is heating charged in Slovak flats?

Many Slovak flats are in panel blocks (panelák, a prefabricated concrete apartment block) built before the 1990s. Heating is usually district heat or a building boiler. You pay a monthly advance (preddavok) and receive a yearly settlement (vyúčtovanie) after the heating season. In some buildings, meters on radiators split the cost between flats. An insulated, renovated block can cost much less than an original one.

Ask the landlord for last winter's statement before you sign. A flat with a strong winter refund is a better deal than one with a repeated debit. The mechanics are covered in Rental utilities.

Gas-heated flats, more common in houses and some newer buildings, are billed by gas suppliers such as SPP.

What do electricity, water, and waste cost?

Electricity is supplied by regional companies. ZSE covers western Slovakia including Bratislava, SSE covers the centre, and VSD covers the east, including Košice. URSO (the Regulatory Office for Network Industries) sets price rules for households, and the government has used price caps in recent years, so tariffs can differ from what your friend paid. Check the current tariff when you sign.

Water in Bratislava is supplied by Bratislavská vodárenská spoločnosť, and in Košice by Východoslovenská vodárenská spoločnosť. Bills are metered, and water is cheap compared with energy.

Waste is a municipal fee (poplatok za komunálny odpad). The city or town sets the amount, and registered residents pay it. A tenant may pay it directly or through the landlord, so clarify who is the payer.

How much should you plan per month?

For a two-room flat, a rough band is €120–250 across heating, electricity, water, and waste, depending on season and building quality. Add €15–30 for home internet and €10–20 for a mobile plan. Slovak Telekom, Orange, O2, and 4ka are the main mobile networks, and fibre is common in cities. For a SIM and number, see Get a mobile phone.

Winter bills depend on cold spells in the Tatras foothills and in the east. The detail is in Winters in Slovakia.

Common misconceptions

A low advance payment does not mean low energy costs. It only means a low estimate, and the bill arrives with the settlement.

Utilities are not always included in rent. Many Slovak advertisements list rent and "energy" costs separately, and the total can be 20% or more above the headline price.

Newer buildings are not automatically cheaper. A badly insulated modern block can cost more than a renovated panel block.

Summary

Plan on roughly €120–250 a month for a two-room flat's core utilities, plus internet and mobile. Verify last winter's settlement, who pays the waste fee, and whether heating is metered before you accept a lease. See how this fits the full picture in Monthly budget.
