What is the real cost of living in Sochi in 2026?

Central Sochi and the coastal strip near the embankment carry tourism footfall, short-let competition, and summer dining density. One-bedroom planning bands often sit softer than Moscow Centre but can jump when landlords price for July-August guests instead of annual residents. Adler, closer to the airport and southern beach access, can look cheaper on paper yet still catch resort premiums and longer bus rides into the denser café map.

Krasnaya Polyana and the mountain villages above the coast behave like a second market: ski-season weekends, hotel overflow, and resort-service wages.
