Spain housing affordability score cut after August rents rise 5.8%

We lowered Spain's housing affordability score from 8.3 to 8.0 on Country To Live. Idealista's August 2026 rent index, published 1 September, shows asking rents up 5.8% year on year to €15.1 per m² nationwide, still above the €15 line that now marks a tough rental year for movers.

This is an editorial score for people comparing countries on our site. It is not a lease quote for Madrid or Valencia, and one soft month-on-month dip does not cancel the year-on-year pressure.

Why we changed the score

• National asking rents are still climbing. Idealista put the August average at €15.1/m², up 5.8% from a year earlier and up 0.8% over three months, even after a 0.9% dip versus July.
• Big mover cities stay expensive. Madrid led capitals at €23.3/m², with Barcelona at €20.2 and Palma at €19.3. Madrid also rose 5.1% year on year; Alicante jumped 7.3%.
• The squeeze is wide, not only coastal. Forty-seven of the analysed provincial capitals posted year-on-year rises. Only San Sebastián, Vitoria-Gasteiz, Girona, and Bilbao fell. Forty-eight of fifty provinces were up over the year.
• We kept the cut to 0.3. August cooled slightly versus July's peak print, and a few northern cities eased. The move flags harder rent math for new arrivals without claiming Spain's housing score collapsed overnight. Other Spain scores stay put this round.

What the number means on our site

Housing affordability on Country To Live measures how reachable we think buying or renting a decent home looks for a typical mover. An 8.0/10 keeps Spain competitive versus many Western European peers, but closer to the pressure we already mark on Portugal and Ireland when capital-city rents dominate the plan.

Before you plan a move

1. Budget asking rents, not tourist averages. The €15.1/m² national figure still understates Madrid and Barcelona if your visa or job ties you to those cities.
2. Check secondary capitals carefully. Idealista shows double-digit year-on-year jumps in places like Huesca, Huelva, and Zaragoza, so "cheaper inland" is not automatic.
3. Pair housing with income and residency. Use compare for Spain if remote income or a digital nomad path still covers the lease in your model.

We will update again if later Idealista months show year-on-year growth settling back, or if asking rents push clearly higher through autumn 2026.
