Serbia - Temporary residence (property or self-funded stay)
Serbia grants temporary residence ("boravak") if you own residential property or can show enough foreign income or savings. You apply through the Foreigners Portal and renew yearly. Foreign buyers face reciprocity checks on property.

How to get temporary residence in Serbia
Apply through the foreigners portal or police office. You usually qualify by owning residential property or showing enough savings or income to support yourself, then renew each year.
Before you start
Pick one clear reason for your application
Common options are owning qualifying residential property or showing you fund your own stay. Mixing two different stories in one file often causes problems.
Check property rules if you buy a home
Whether foreigners can own, land-registry status, and title quality can decide if property counts as your basis. Working in Serbia needs a separate permit.
A residence permit based on property does not automatically let you work locally.
Serbia does not set one national minimum purchase price for this route. Property files still need proof you can support yourself. Income-only files need clear bank and income records.
Portal steps, which police office handles you, and notary timing vary by city. Start document stamping and translations early so papers do not expire.
- 1
Choose property or self-funded route
Decide whether you apply based on home ownership or your own funds, and find the police or migration office for your address.
- 2
If using property: check the title
Verify ownership records, whether your nationality can hold the property, and that notarised papers are complete.
- 3
If self-funded: gather money proof
Prepare bank statements and income records showing you can live without Serbian welfare help.
- 4
Get address and insurance papers
Provide local address proof and health insurance that meets what the office expects.
- 5
Get police and civil records
Collect criminal and civil documents for you and family members, then stamp and translate them as required.
- 6
Submit your application
File a complete application through the Foreigners Portal or the channel your office uses. Keep all payment receipts.
- 7
Answer requests from the office
Reply quickly to questions about money, property title, insurance, or your registered address.
- 8
Collect your residence permit
Finish card issuance and address registration after approval.
- 9
Renew each year on time
Renew with proof that your property ownership or self-funding still met the rules during the past year.
- 10
Plan for permanent residence later
Keep lawful stay and clean records if you aim for long-term or permanent status after several years.
This is general information, not legal advice. Serbian temporary residence practice varies by office and can change. Check official guidance before you file.

Citizenship & nationality
Serbia has no single "golden visa" price. If you are not an EU citizen, you pick a visa category, often by owning a home or showing steady funds, and file through the national Foreigners Portal. Police review each case.
- •Property route: a registered residential purchase is common. Foreign buyers need a reciprocity check (your nationality versus Serbian land rules) before relying on the flat for stay.
- •Income route: officials want believable bank proof that you will not need public help. Belgrade and consulates may ask for different liquidity levels.
- •You need health insurance and a registered address (lease or title). Weak insurance wording often triggers requests for more documents.
- •Renewals look at whether you actually lived in Serbia and still meet your stated basis (ownership, funds, family, etc.).
Confirm land-registry status, portal upload limits, and which police office handles your area with Ministry of Interior guidance or a lawyer before you sign contracts.

Practical difficulty
medium
Rough guide only. Your case depends on papers, timing, and rule changes.
Medium mainly means portal steps, notary and land-registry timing, and discretion on proof of support, not a points test.

Note
Working for a Serbian employer needs a different permit (single permit / employment registration), not a passive property-based file. Confirm work rights separately.
