Hungary residence permit for guest investors
Hungary’s guest-investor route is for people who are not EU/EEA citizens and put at least €250,000 into a qualifying Hungarian real-estate fund share, or donate at least €1,000,000 to an eligible public-trust university. Many applicants start with a guest-investor visa abroad, then file the residence permit in Hungary. The card can last up to ten years and may extend once for another ten years.
Key requirements
Our savings figure uses the €250,000 fund-share floor as a planning anchor (about $250,000 USD). The donation path needs €1,000,000. Professional fees, blocked securities accounts, and living costs sit on top.

How to get Hungary’s guest-investor residence permit
Choose a qualifying fund share or university donation, get a guest-investor visa when needed, enter Hungary, then file the residence permit on Enter Hungary.
Before you start
Confirm the investment product is on the live list
Fund shares must meet Hungarian National Bank and law tests for residential exposure and manager size. Donation targets must be eligible public-trust universities.
Buying the wrong fund can waste capital even if the euro amount looks right.
Decide visa vs visa-free entry early
Visa-required passports usually need a guest-investor visa at a Hungarian consulate before they can file the residence permit in Hungary.
Planning figures use the €250,000 fund-share floor. The donation path needs €1,000,000. Only listed qualifying fund managers and eligible public-trust universities count.
If you promise the investment on the visa form, finish it within three months of the visa and report it on Enter Hungary within three months of entry.
- 1
Choose fund share or university donation
Pick the €250,000 qualifying real-estate fund share path or the €1,000,000 donation path and confirm eligibility with counsel.
- 2
Prove lawful source of funds
Gather bank letters, tax or employment proof, and asset documents that show where the investment money comes from.
- 3
Apply for a guest-investor visa if required
File at the Hungarian consulate that covers where you live, with the investment certificate or a declaration plus proof you can fund the investment, housing proof, passport, and photo.
- 4
Complete the investment on time
Buy the fund share or finish the donation within the published windows, then keep blocked-account or donation certificates ready for the residence file.
- •Missed investment deadlines can lead to visa revocation.
- 5
Enter Hungary and book biometrics
Arrive on the guest-investor visa or visa-free stay, arrange Hungarian accommodation, and book your NDGAP or Enter Hungary biometric appointment.
- 6
File the residence permit in Hungary
Submit within 30 days of first entry via Enter Hungary or at the competent regional directorate, pay the fee, and give fingerprints and a photo.
- 7
Upload investment proof on Enter Hungary
Attach fund-share or donation certificates so the authority can close the investment check without waiting for a separate deficiency letter when possible.
- 8
Receive the residence card
After approval, the card is usually posted to your delivery address. Authority guidance often cites about 21 days once the file is complete.
- 9
Keep investment and extension rules
Report investment data changes within five days, plan any family reunification filings, and apply to extend at least 30 days before the ten-year card expires.
This is general information, not legal or tax advice. Hungary guest-investor rules, eligible funds, and fees can change. Confirm OIF factsheets and Enter Hungary before you move capital.

Citizenship & nationality
Guest-investor status is for people who are not Hungarian or EEA free-movement holders. Visa-free nationalities may enter and file the residence permit in Hungary after the investment. Most other passports need a guest-investor visa from a Hungarian consulate first.
- •The published capital paths are a €250,000 qualifying real-estate fund share held for at least five years, or a €1,000,000 donation to an eligible public-trust higher education school for education, research, or arts.
- •You can apply for the visa with proof you already bought the investment, or with a declaration plus bank proof that you can fund it. If you undertake the investment later, finish it within three months of the visa and report it on Enter Hungary.
- •File the residence permit only in Hungary, within 30 days of first entry on the guest-investor visa (or within 30 days of first visa-free entry when that path applies). Use Enter Hungary or an NDGAP office with biometrics.
- •Official factsheets say guest investors and their family-reunification holders may work in Hungary without a separate work permit. Report employer details when required.
- •There is no published minimum physical-stay rule for keeping the guest-investor residence permit itself. Citizenship and other long-term statuses still follow separate Hungarian rules.
Use the OIF guest-investor visa and residence factsheets, the eligible fund-manager list, and Enter Hungary before you wire money or book biometrics.
What our quiz assumes

We do not list passport exclusions for this route yet. Always check official rules for your country.
Best for
- •People planning to stay several years with a clear residence record
- •EU settlement plans (check Schengen travel vs national residence rules)
Long-term path
- Permanent residence: Possible, but depends on your case
- Citizenship: Possible, but depends on your case
The residence permit can run up to ten years and may extend once for another ten years if you still meet the investment rules. Fund-share holders must keep the qualifying holding at extension. Donation-based permits can extend without a new donation. This is not the same product as Hungary’s White Card digital nomad route.
Practical difficulty
hard
Rough guide only. Your case depends on papers, timing, and rule changes.
Hard reflects high capital, narrow eligible funds or donation targets, consular and in-country steps, and source-of-funds checks.

Note
Do not mix this with the White Card. Guest-investor status is capital-led and can allow local employment. Confirm the live list of qualifying real-estate fund managers before you buy units.
