Cyprus immigration permit for investors (expedited)

Cyprus’s expedited investor immigration permit is for people who are not EU citizens and invest at least €300,000 in qualifying property, other real estate, a Cyprus company, or a Cyprus investment fund. You also need about €50,000 a year in secure income for the main applicant, with more for family. The residence right can be permanent if you keep the investment and visit rules.

How to get a Cyprus investor immigration permit

Choose a €300,000 investment track, prove secure annual income, file at the Migration Department, then keep the investment and visit rules.

Before you start

  • Pick one investment category before you buy

The policy lists first-sale housing, other real estate, Cyprus company shares with staff, or Cyprus fund units. Switching late can break your file.

Money for the investment must come from abroad into a Cyprus account linked to the purchase.

  • Map family income add-ons early

Plan about €50,000 a year for yourself, plus published add-ons for a spouse and each minor child. Adult-child routes need higher capital.

Policy figures are in euros. USD amounts on this site are rough planning anchors only. VAT on a first-sale home sits on top of the €300,000 floor.

Do not pay large deposits until counsel confirms the property or company fits the current Migration Department criteria.

  1. 1

    Choose your €300,000 investment track

Decide among qualifying first-sale housing, other real estate, a Cyprus operating company, or Cyprus collective investment units.

  2. 2

    Prove secure annual income

Gather tax returns or accountant certificates showing at least €50,000 a year for you, plus spouse and child add-ons when family joins.

  3. 3

    Move investment funds from abroad

Transfer purchase money from your (or your spouse’s) foreign account into the Cyprus seller or institution account, and keep remittance proof.

  4. 4

    Complete the qualifying purchase

Sign and register the sale contract or share subscription, pay at least the published minimum (plus VAT when housing requires it), and collect official receipts.

  5. 5

    Build the immigration file

Collect MIP2 forms, clean police records, health insurance, housing proof if needed, and the non-employment declaration (director exception when relevant).

    • •Translate and certify foreign documents before the Nicosia appointment.
  6. 6

    File at the Migration Department

Submit in person or through an authorised representative in Nicosia, pay the €500 application fee and ARC fees, and keep the receipt for biometrics.

  7. 7

Give biometrics and wait for a decision

Provide photo and fingerprints as instructed. Complete files are often decided in about two months under the expedited investor policy.

  8. 8

Take up residence within one year

If you live abroad when approved, move to Cyprus within one year so the immigration permit does not lapse for non-use.

  9. 9

Keep the investment and visit rules

Report investment maintenance and insurance as required, replace ten-year cards on time, and avoid two-year absences that can end the right.

Citizenship & nationality

This fast-track immigration permit is for people who are not EU citizens and put qualifying capital into Cyprus. EU citizens use free movement instead. Your passport still affects police certificates, banking, and how money arrives from abroad.

  • •Pick one published investment track of at least €300,000: first-sale house or apartment (plus VAT), other real estate, Cyprus company shares with staff and presence, or units in a Cyprus collective investment vehicle.
  • •Show secure annual income of at least €50,000 for yourself, plus €15,000 for a spouse and €10,000 for each dependent minor child. For the house/apartment track, foreign-source income is the usual proof path.
  • •You and your spouse must confirm you will not take ordinary employment in Cyprus, except as directors of a company you invest in under this policy.
  • •Investment funds must come from abroad into a Cyprus seller or institution account. Domestic borrowing for the investment is not accepted.
  • •Spouse and children under 18 can join as dependents. Adult students and higher-value adult-child routes have separate fee and income rules.

What our quiz assumes

We do not list passport exclusions for this route yet. Always check official rules for your country.

Best for

  • •People planning to stay several years with a clear residence record
  • •Anyone weighing tax context alongside lifestyle and logistics
  • •EU settlement plans (check Schengen travel vs national residence rules)

Long-term path

  • Permanent residence: Yes
  • Citizenship: Possible, but depends on your case

The immigration right can be unlimited while you keep the investment and monitoring rules. Residence cards still expire about every ten years and need replacement. Being away from Cyprus for two years, or settling permanently abroad, can end the right. Citizenship is a separate long process.

Practical difficulty
