Ho Chi Minh City has the widest premium range. Central Saigon, the familiar Thảo Điền area, and Phú Mỹ Hưng carry foreign-renter demand, managed buildings, private schools, and imported-food shops. Hanoi can match Ho Chi Minh City for a foreign-oriented family around Tây Hồ or central Hoàn Kiếm, especially when school transport and air filtration enter the bill. Cầu Giấy, Nam Từ Liêm, and Long Biên can trade a lower housing price for a longer office or school journey. These are familiar area names after Hanoi's 2025 ward reorganisation, so verify the current ward address.

Da Nang usually offers a lower housing entry point and a shorter airport journey. Hoi An adds heritage-area and flood-location tradeoffs, while Nha Trang combines an urban beach with a longer Cam Ranh airport transfer. Smaller scale can reduce rent but also leave fewer substitutes for international healthcare, schools, or imported products.

Housing makes the fastest change. A local apartment or hẻm home (house in a small urban lane) may exclude furniture, management, and reliable maintenance. Families face the clearest break.
