Is Seville a good place to live in 2026?

Triana has a strong identity across the river, with ceramics, local bars, markets, and central access. Popular streets can be noisy, and Feria periods change movement around parts of the district.

Nervión provides newer apartment stock, shopping, hospitals, rail access, Metro, and practical family services. It is less historic than Centro but often easier for a normal work and school week.

Macarena and San Julián offer local streets and proximity to the centre, with varied building condition. Alameda attracts nightlife and cultural activity, so bedroom orientation matters.

Los Remedios is residential and well placed for some schools and river access. Santa Cruz and the historic centre provide atmosphere but also visitors, access restrictions, older buildings, and limited parking.

Sevilla Este offers modern residential space farther from central life. Mairena del Aljarafe, Tomares, and Bormujos attract families seeking houses or school access, but only parts of the western metropolitan area align easily with Metro Line 1.

Central Seville is flat and walkable. TUSSAM buses and tram, Metro Line 1, Cercanías, and the SEVici cycling system cover different corridors. San Bernardo and Santa Justa are valuable rail connections.

The single Metro corridor does not serve every district. A home near a bus route may work well for central employment but poorly for an international school or business park. Test the actual journey during summer conditions, not only the timetable.

High-speed rail makes Madrid and other Andalusian cities accessible. The nearest everyday beach is not in Seville, so coastal weekends require rail, bus, or road planning.

Seville can exceed 40°C during severe summer heat. Fixed cooling, exterior shutters, insulation, orientation, and reliable electricity are core housing requirements, not optional extras.

Ask for summer bills and confirm cooling in every bedroom. A charming top-floor historic flat can be difficult to cool. West-facing rooms and terraces without shade hold heat into the night.

Families should also test school transport, playground shade, and the route from a stop to home. Remote workers need a backup place to work if home cooling fails.
