What is the real cost of living in Paris in 2026?

Use €2,400–3,600 per month for one person renting a private home. A room in a shared flat can bring the total below that range, while a furnished one-bedroom in a central or western arrondissement, meaning city district, can push it higher. A couple sharing an independent home can begin around €3,500–5,000.

The latest official rent evidence shows why advertised averages conflict. In January 2025, the Paris rent observatory measured existing unfurnished private homes at €26.30 per square metre before charges inside Paris. Recent Paris lettings averaged €28.30, and recently let one-room homes averaged €32.30. SeLoger's April 2026 listing measure was higher, at €33.24 per square metre for unfurnished apartments, because it tracks current advertised supply rather than the full occupied stock.

The petite couronne, meaning the near-suburb departments around Paris, is not one discount zone. Boulogne-Billancourt, Levallois-Perret, Vincennes, and Neuilly-sur-Seine can remain expensive. Montreuil, Saint-Ouen, Clichy, Pantin, and Ivry-sur-Seine offer different prices and lines, but competition follows good connections.

The grande couronne, meaning the farther Paris-region suburbs, can provide more space. Savings only survive if the home works with the correct RER (regional express rail) or Transilien suburban train, office days, school route, and last service. Price the whole door-to-door week rather than distance from Notre-Dame.

Navigo is the Paris-region travel pass. The all-zone monthly Navigo costs €90.80 from January 2026 and covers the normal network except Orlyval, the separate airport shuttle. An employer may reimburse part of a qualifying commuting subscription, but confirm your contract before reducing the budget.

Paris rent control sets a maximum reference base rent for covered main-home leases. The ceiling depends on the neighbourhood, room count, construction period, and whether the home is furnished. Check the official tool using the lease date and exact property.

The ceiling excludes charges locatives (tenant service charges) and any lawful rent supplement. It also does not create an available flat. A correctly priced listing can attract many complete applications, and a newcomer may still need temporary accommodation while searching.

Ask for the DPE (home energy rating). A small top-floor flat can be costly to heat in winter and hard to cool in summer. Check whether hot water and heating are individual or shared, what the charge advance covers, and whether a later annual adjustment is likely.

Setup cash includes the security deposit, first rent, insurance, possible agency fee, furniture, and overlap with temporary lodging. The deposit ceiling is one month of base rent for an unfurnished main-home lease and two months for a furnished one.
